The formula we use

Here's the exact math. Deck area is length × width. We add your pattern's waste allowance — straight ×1.10, diagonal ×1.15, herringbone ×1.20, picture-frame ×1.12 — to get total area with waste. Divide that by board coverage (board length × 0.458 ft effective width) and round up to get boards needed. The 0.458 ft figure is the effective width of a standard 5.5-inch nominal composite board, once you account for the gap left between boards for drainage and expansion — verified against published dimensions for boards like Trex Enhance.

This is the part worth sitting with: board length changes boards needed, but it does not change your waste percentage. A 16 ft board covers more area per board than a 12 ft board, so you need fewer of them for the same deck — but the waste allowance itself stays fixed at whatever your pattern sets. Buying longer boards saves you board count, not waste.

If you've switched on hidden fasteners, we add roughly 3.5 clips per square foot of deck area (about 350 per 100 sqft), plus one starter clip per 2 ft of deck perimeter. A worked example

Let's walk through a real 12 ft × 16 ft deck — 192 sqft — straight pattern, mid-tier composite, hidden fasteners on.

Do you need a permit or approval?

Deck permit rules genuinely hinge on height and attachment, and Portland, Oregon's code is a useful reference point: no building permit is needed if the walking surface sits 30 inches or less above grade AND the deck is at least 3 ft from any property line — miss either condition and you likely need one.

That combination trips people up: a low deck right on the property line can still need a permit, even under the height threshold. And most jurisdictions treat a deck attached to the house differently from a freestanding one, often requiring a permit regardless of height once it's structurally tied into your home.
